WHAT TO EXPECT: We welcome anyone that is respectful of sexuality - your status ie hetro/bi/gay/trans will NOT be an issue. Actually ‘mixed’ couples are positively encouraged! We are a healthy mix, very 'exclusive'- 'inclusive' and don't do 'labels' unless it is John Galliano or Just Cavalli! The photographs hopefully give you some idea of what to expect - so if you are open minded, enjoy colour, chilling out, and much laughter then this will be ideal for you. This home is run on the principle that it is shared with friends - NOT strangers - we have enough stress day to day, so everyone living in our very special home should be able to relax - you can be as sociable as you wish but also have your privacy - you can share meals with us in our spacious well equipped kitchen, or delightful garden, or choose to make your own. You are welcome to have friends visit, so long as they are respectful. We DON'T do cleaning or cooking rota's - it is not run as a regime!

YOUR DOUBLE ROOM: Measures 3m x 2. 7m x 2. 65m ( H ) includes a comfortable double bed with a decent quality mattress! wardrobe, chest of drawers & all furniture etc as seen in photos ( flowers optional! ). The room is decorated to a high standard, with additional furniture and new thermal quality curtains added. No issue If you want to put up pictures, shelving, or wish to use some of your own furniture, we can store some of what you see in the photos if required, also we have plenty of additional storage areas including loft space.

Rent & Bills ( no irritating coin meters! ) to be paid by standing order one calendar month in advance, and on 1st of each month thereafter.

IF YOU WISH TO SHARE AS A COUPLE:
BILLS SHARED OCC: £159. 74 PCM ( £36. 76 per week ) ie £79. 87 each ( £18. 38 per week ).

£5 kitty ( each person ) to be contributed ‘in house’ every Monday. to cover tea, coffee, bread, milk, sugar, marge, loo rolls, soap cleaning ‘stuff’ – this system works really well and from my personal experience saves so much hassle ie ‘where have my tea bags gone, and who nicked my loo roll?’ – I ensure WE never run out of anything!
NOTE: At present the kitty is suspended & will be reviewed when Bedroom 1 is taken.

PLEASE NOTE: The bills are all inclusive of Council Tax, Water, Gas & Electric ( recent price increase of £8 pcm included ie just £2 each! And tariff is price fixed until Sept 2014 ) TV Licence, Wireless Broadband, and Home contents insurance – there are NO hidden extras!

The Contract – please note this is for a MINIMUM 6 months – 1 year, with option to renew, so if you are fed up with short term lets and much prefer long term this could be ideal – please do not waste my time to arrange a viewing if you are seeking less than 6 months.

Last year our lovely home has had an extensive makeover! And more improvements are to follow – Myself and Jenna ( see photos ) as lead tenants have worked closely with our terrific landlord John in a UNIQUE COLLABORATION to oversee improvements, I have had a major input on all aspects including furnishings, pictures, decoration and garden design.

We wanted to add the WOW FACTOR before advertising – hopefully the photo montage & what is described here will help re-assure.

HAD ENOUGH? – Of with misleading advertising ( I call it bulls**t) – photos that evade the reality - dodgy subletting – landlords that don’t care – naff contracts – outrageous deposits - piles of washing up – the plug missing - shared areas resembling a war zone – where have my tea bags and milk gone? – no space in the fridge – that oven thick with gunge - kitchen the size of a shoe box – that blasted coin meter - having to keep your own loo roll – who keeps taking the light bulb? - furniture falling apart – ‘I asked the landlord to fix my radiator six months ago’ - a mattress that has the contours of a rock garden – garden what garden? all that ‘been there got the T shirt’ experience – Then your ship has come home!

Myself and Jenna have lived in our home since the summer of 2011, we have a terrific rapport with our landlord - quite rare don't you agree? – We have terrific neighbours, in a quiet street, and I still have to pinch myself that we are in Zone 2.

Nunhead is often referred to as the best kept secret in South East London! The village a great community spirit, with lots of events including free summer screenings in the cemetery! The local shops are terrific with local butcher, Italian deli, ‘pound shop’, greengrocer, fishmonger, the infamous Ayers ‘The Bakers’ with cakes and savouries to die for ( tip pop in just before closing at five to get two for one! ) three local pubs – what more could you ask for? – also Peckham main shopping ( just 15 minute walk ) which in my humble opinion is better than Brixton ( lived there four years ) unpretentious and excellent if you are on a tight budget, we also have the largest independent cinema multiplex just £4. 99 for all screens! & if you want a terrific night out, or seek some culture we have the terrific BUSSEY BUILDING ( do a google! ).

We have a terrific rapport with our neighbours, often they will look after parcel deliveries – also it is not an area for loud in the garden parties or heavy boom box base blasting through the walls – this is not that sort of area!

FACILITIES: This lovely double room is located in a very homely open minded chilled ‘out’ spacious Victorian house, with access to shared front Reception Room ( yes shared space! ) – wireless internet, avail throughout – a landline phone with free ( landline to landline ) evening & weekend calls - good digital TV reception - large kitchen, fully equipped! inc w/machine, tumble dryer, three ( YES THREE!! ) fridge freezers, cooker, loads of utensils ( you don’t need to supply ), dining facilities – two bathrooms inc bath & shower – 60 foot tidy well maintained recently expanded garden, which is my labour of love! including extensive patio, plenty of garden furniture & BBQ.

TRANSPORT: Before you dismiss the location as being out of your ‘zone’ please note we have a terrific bus and train network – easy access all areas including several 24hr bus routes serving central – so please read on and think outside that box!

Leafy Nunhead ( SE15 3HQ – Buchan Road ) just 2 min walk from the station – quiet street, friendly neighbourhood with ample unrestricted parking ( No permits required ). Nunhead cemetery ( the second largest in London ) just 2 mins walk is a gem with terrific views of London.

From Nunhead station ( Zone 2 ) we are just 15 mins by overland South Eastern service to Victoria and just 7 mins to Elephant & Castle ( connections to Bakerloo & Northern Line ) via Thames-link to King’s Cross.

Queens Road Peckham or Brockley just 15 mins walk provide frequent Overland services to West London, Shepherd’s Bush via Clapham Junction, or to East London Highbury & Islington via Canada Water, Whitechapel & Shoreditch.

Queens Road Peckham is also ideal for frequent services to London Bridge.
We also have a terrific bus network! Including two 24 hour routes serving club-land including Vauxhall & central via Trafalgar Square.
